Unlike other inspection firms, we do not charge additional fees for many things like indoor jetted bathtubs, standard lawn sprinklers systems, small detached storage units, whole house vacuum systems, or leak checking gas / water supply and distribution lines when meters are readily accessible We consider these items to be integral elements of a quality home inspection. There are additional fees for other item.

Basic Home Inspection*:

$350.00  (up to 2,500 sq.ft. –OR– up to $250,000 list)

$375.00  (2,501 to 3,500 sq.ft. –OR– $250,001 to $350,000 list)

$400.00  (3,501 to 4,500 sq.ft. –OR– $350,001 to $450,000 list)

*There ARE additional fees for certain optional systems/situations, including:

• Older homes simply require more time, both on inspection and report.
• Older homes: (1945 - 1978): $50
• Old/Historic homes: (pre 1945): $100
• Swimming Pool $50
• Hot Tub (stand alone/not integral with bathtub) $50
• Outdoor cooking equipment (built-in) $25
• Large 'outbuildings' (bigger than 20' x 20') –OR– structures that contain electrical/plumbing systems $25
• Elaborate sprinkler systems
  Ø       more than 9 zones $25 per each additional block of 10 zones
  Ø       systems with multiple control boxes - $25 each additional control box
• Individual private sewage system - Septic Dye Check w/certificate - $75 with ($150 without) an inspection.
• Well Flow / Potability - includes Laboratory analysis — allow 72 hours for results - $100 with ($175 without) an inspection.

• Crawl space (accessibel pier-and-beam foundations) - $75

  Except, Well Flow/Potablity ($175) or Septic Dye Check ($150)

  Two item inspections —
